When deciding whether to repair, patch or replace your roof, you should consider the extent of damage, the type of roof and your financial situation.
EXTENT OF DAMAGE
If the damage is limited to a small area, like a single leak or a few shingles, you can usually repair or patch it. However, if the damage is more widespread, multiple leaks or damage to the roof decking, you might need to replace the roof. Other signs that you might need to replace your roof include mold growth, missing shingles on multiple roof facets or visible structural problems.
TYPE OF ROOF
If your roof has multiple layers, a full replacement will be necessary as most areas allow 2 layers at most and some only allow 1 layer. Asphalt shingles are easier and more cost effective to repair vs metal or slate. However, repairs on hard roofing (metal, slate, concrete) will be cheaper than a full tear off and replacement, again, it depends on the extent of damage.
FINANCIAL SITUATION
If your roof is approaching the end of it's lifespan, it will be more cost effective to replace it than to continue doing repairs every time you have a new leak. Once roofs reach that age of "point of no return", they will nickle and dime you and over the course of a few years you'll look back and realize you could have replaced the roof for what you have spent on repairs, so, please be aware of that.
